True, it can get a pretty hot around here, but in North Texas a scorching summer is still cause for celebration. Everyone in these parts knows that a party at the lake and lake living are the best ways to beat the heat. On July 2nd, the party kicks off at 4:00pm located in Pizza Hut Park and Simpson Plaza. The festivities are capped off with what is claimed to be the largest fireworks show in all of North Texas. Those seasonal North Texas April showers were transformed into raging April storms this year.  Not only here in North Texas but across the southern United States. Tornados devastated large swaths from North Texas to Virginia. Not only have tornados accompanied these storms but devastating winds and a steady dose of hail from pea to baseball size.Homes and lives were lost across the area, but here in Texas, the damage has so far been limited to homes and property.

There's one place on your home that takes the brunt of this stormy weather - your roof.  Often times homeowners assume that just because there isn't water seeping through the ceiling, that the roof has survived the storm. This just isn't the case. Hail and wind can damage the shingles of your roof which will often lead to those leaks. Waiting to do something until that water has started dripping down on the sheetrock directly above your head is a bad (and costly) strategy.

Finding a professional to come and check your roof after a series of strong storms should be at the top of your list to protect your real estate investment. However, it can be tricky to find the right company.

Many North Texas homeowners have probably already been approached by a door-to-door roofer during this stormy season. These "Storm Chasers" run mobile outfits that follow spring storms from state to state. They promise free roofs, quick turn around and are anxious to get your business because they are anxious to get back on the road behind the storms.

In some cases, these roofing companies can perform good work and will deal fairly with you. However, the biggest issue is that they may not be able to fulfill promised warranty work. Once they are gone, they're gone. Worst case, they'll do a sloppy job and leave it up to you to deal with the mess. In most cases, your insurance company will not cover shoddy workmanship.

You need to find a good North Texas roofer that you can trust with your home. Look for someone that has been around in your area for several years and that can readily supply local references. A guy in a truck with magnetic signs and a temporary tag on his vehicle is most likely not your best choice. Roofers that promise to pay your deductible are both defrauding your insurance company and most likely cutting corners on the work and materials. Also, make sure the roofer you select is insured and can provide up to date proof of this insurance.

Be smart and shop the job around to several different roofers. Many will provide free estimates in order to get your business. Once you have found a roofer you trust, you can then contact your insurance adjuster and deal with them on an informed basis. With most policies you have up to a year to make a claim, so there isn't a rush (as some pushy roofing salesmen will claim).

So, protect that investment homeowners! The benefits of owning a home greatly outweigh the inconveniences, especially if you stay proactive about repairs and maintenance.

Well, we have survived a record-breaking cold snap here in North Texas. We're moving on into March and presumably Spring, but just as things are starting to thaw, one more rapidly approaching event on the calendar may send chills down your spine. The dreaded date, April 15th.

Fortunately for those of us in North Texas, our tax paperwork is a few forms shorter thanks to the lack of a State Income Tax. However, we still need to file our Federal taxes. Some people feel you must be especially tax savvy and constantly on the look-out in order to retain as much of your pre-tax dollars as possible. But you don't have to be an accountant or have any special knack for numbers to take advantage of one of the most common tax breaks offered by the IRS.

While we here at the Bright Team can't offer tax advice, we can point out the first step to taking advantage of this common tax benefit: purchasing a home!
If you are currently renting, you're just giving your money to a landlord in exchange for a roof over your head. By purchasing a home, that same money can be put to work for you. Not only are you building up equity as you pay off your mortgage, you will be getting "more bang for your buck" come tax season.

As a homeowner, the mortgage interest which you pay each year (up to $1 million dollars) is tax deductible for a principal residence and a second home. Of course if you are renting, there is no such break, so in most cases you'll pay full taxes on money you spent on rent.

Homeowners can also deduct their state and local property taxes from their federal income tax. Some might say as a renter, you don't pay this tax to start with so you are ahead of the game even if there is a deduction. However, your landlord does pay these taxes so can you guess where he gets the money to cover those taxes?
You will also be excluded from paying taxes on the profits of a home sale of up to 250,000 dollars for a single filer and 500,000 for tax payers that are married and filing jointly. This means the money you have invested in your home could come back to you dollar for dollar!

FROZEN FEBRUARY! PROTECTING YOUR HOME

Well it's February and most of the Midwest is in the grip of an enormous winter storm. Even here in North Texas where we expect to see the snow practically melting as it falls, the streets have been blanketed by a thin layer of snow and ice for several days. North Texas residents may even see more snow falling before the week is out!

 

If you are a homeowner, or are perhaps considering buying real estate in the North Texas area, maybe the threat of freezing temperatures never really crossed your mind. However, despite the fact that yearly average temperatures in North Texas are quite comfortable, we still have our share of slick, wintery weather. As a homeowner you need to protect your home from the damage that these freezing temperatures can cause.

 

Well before the winter chill hits, make sure to cover your outdoor spigots on your home. Insulated covers are available at your local hardware store, but an old sock placed over the spigot and then covered with a tightly wrapped and tied plastic grocery bag works just fine.

 

Given the warm weather almost year round, North Texas homeowners have grown very fond of their landscaping and yards. Many homes have automated sprinkler systems to provide the necessary water during the hot summers. Every year, you need to shut off and drain your sprinkler system to avoid damage to the pipes and backflow assembly during freezing temperatures. It is also good to cover the backflow assembly and above ground pipes with a well insulated material. As with outdoor spigots they sell these at hardware stores. Another solution is to use a roll of duct tape and left over flexible radiant barrier insulation from a garage door insulation project.

 

Inside your house, the pipes can freeze just as well as outside, causing an even bigger mess to clean up. The easiest thing to do is open all cabinet doors underneath interior sinks so that the warm air from your home can heat that space. If this doesn't do the trick, applying heat directly may be necessary. A heating pad on the pipes, a portable lamp, or light placed under the cabinet, or even a space heater directed toward the pipes can help solve the problem. (It's best not to let these options run unattended.)

 

Don't worry, this is Texas after all and the cold weather will soon replaced by the warm sun of spring and summer. For now, stay warm and keep your home safe and cozy! NEW YEAR'S REAL ESTATE RESOLUTIONS.

What does 2011 hold for North Texas real estate? Are you looking to purchase a home, perhaps with acreage? Maybe even an idyllic horse property or a lake living retreat? With the economic downturn and the rocky mortgage market over the past few years, perhaps you have been putting off that new home purchase. In 2010, the focus of the real estate market was continuing foreclosures and trying to even out lending practices for mortgage companies. However, for 2011, experts are forecasting that the comparatively stable North Texas real estate market will continue its slow and steady recovery.

 

While North Texas real estate was partly spared the brunt of the downturn due to already reasonably priced homes and a stable local economy, it has definitely felt the sting. Foreclosures have continued, and federal tax credits have expired creating a slight backlash in housing prices for North Texas real estate.  That dip has created a "buyer's market" which can only last so long in the face of consistently optimistic reports of recovery from the recession. Home prices are at their lowest point in 5 years and interest rates are low...for now.

 

The main thing which could keep these prices from rising in 2011 would be a reversal of the current positive trends in unemployment.  However with North Texas' strong economy, which has consistently outperformed the national average, you definitely can't count on that.

NORTH TEXAS NEIGHBORHOOD HOLIDAY LIGHT DISPLAYS

North Texas is a fabulous place to be for the winter. While snow is a pretty rare sight in these parts, it means the winters are mild and the friendly neighborhoods nestled among the rolling hills and prime horse property are always ready to celebrate the season. Many of the homeowners in these inviting neighborhoods choose to display their holiday spirit by decorating their homes and yards with Christmas cheer.


Nearly every North Texas home has some sign of the coming holiday: wreaths on the door, lights gleaming from the eaves, Christmas trees glowing inside picture windows, and even holiday characters arranged among the landscaping. It can all be a bit of work, but the warmth it brings is just another joy of owning your own home. Some North Texas neighborhoods even make this more than just a simple display of holiday fun and come together to create a full blown public proclamation of Holiday cheer.


The Providence Village community off of Highway 380 has banded together to create a spectacular synchronized light show within their neighborhood. Complete with broadcast music, "animated trees" and "leaping arches" of lights. A TIME FOR THANKS Your Bright Team - Fall is upon us in North Texas. It's a beautiful place to be this time of year as the foliage deepens into those autumn colors and the pastures take on an almost golden hue. The weather is just now starting to carry a bit of a chill and communities everywhere from Sanger to Denton, to Aubrey and Pilot Point are preparing for the upcoming holidays.

 

Soon we will be seated around the dining room table in our homes, reflecting on family, friends and preparing to give thanks. The past year has been difficult for many. Unemployment nationally is still hovering around 10 percent and overall real estate values have taken a huge hit from the economic downturn. Despite the improving conditions, all indications are that we are not completely out of the woods yet. So for some it may be difficult to find something to give thanks for.

 

However, if you happen to live here in the beautiful horse country of North Texas, giving thanks should be a bit of an easier task than it is for some.

 

The current unemployment rate in Texas is sitting close to 8 percent with recent gains on non-farm payroll. In fact, the Texas unemployment rate has been at or below the national for 45 straight months. Further, real estate in this quiet stretch of the country has weathered the recession admirably.

 

Both sales of existing real estate and permits for new homes have recently started trending upward from their low points at the peak of the economic downturn. And the median price of homes in the North Texas area has seen a slight uptick from this time last year. Overall, home values have remained mostly flat in North Texas throughout the recession while many parts of the nation have suffered huge losses.

 

So this year, perhaps we should all give thanks for living in such beautiful and economically strong part of this great country. Perhaps this has helped to spare us some of the hardship that has fallen upon other communities across the US. This also brings to mind another effect of the economic downturn. Historically low mortgage rates. This of course begs the question - if you aren't already here in North Texas, why not??

HALLOWEEN SAFETY IN YOUR NEIGHBORHOOD Your Bright Team - In a few short days the streets will be crawling with little ghosts and goblins searching for their holiday treats. For kids, Halloween usually ranks right up there with Christmas on the holiday popularity scale. For one evening, they are allowed to dress up in exciting costumes and collect bucketfuls of sweet, yummy candy.

 

Keeping this activity safe has always been a challenge as children wander the streets at night going from one stranger's house to another.  Here are some tips for enjoying that classic neighborhood search for the best sweets:

 

*Always accompany younger children on their adventures.

*Be seen- Bring a flashlight. Always make sure your child has a visible costume (light up shoes, an added reflective patch, a brightly colored bag for their candy are all helpful. Glow sticks are always a hit with the kids!)

*Stay clear of the streets - if a sidewalk is available, use it!Look for houses with porch lights on for greater visibility.

*Be cautious - walk, don't run and always check the street before crossing.

*Make sure the costume is safe - Your child needs good visibility and any sharp, protruding sections or carried objects may need to be altered to avoid injury in case of falls.

*Start before it's completely dark outside.

*Always have an adult check the candy before eating - Toss anything that looks opened or tampered with.And of course, if you are driving be extra cautious.

*Shuttling around a car full of children with other kids out at night near the streets is not the time to be chatting on your cell phone!

When was the last time you attended a good ‘ol fashion street festival? Not the shoulder to shoulder crowds and hiking-permit-required parking of the State Fair in Dallas. And not the travelling sideshows in the bustling metroplex's mall parking lots. An honest to goodness small town festival full of tradition, history and the works of highly skilled local artisans. Where has that small town charm gone nowadays?

 

It's amazing to think, but small town charm still exists just a short drive from the bustling Dallas Fort Worth Metroplex! These inviting locations rest just outside the scenic boundaries of Lake Ray Roberts State Park, among world renowned horse ranches and beautiful rolling farmlands.

 

On October 2nd you are invited to the Aubrey Peanut Festival in Downtown Aubrey, Texas. For 25 years this local library fundraiser has been offering dancing, parades, contests and local arts and crafts. Established when the horse country we know today was a peanut farming powerhourse, the event in downtown Aubrey has become a local fixture.

 

Not to be left behind, Pilot Point is using its intriguing history as a basis for the first annual Bonnie and Clyde Days event on October 9th in downtown Pilot Point. In 1967 Warren Beatty selected Pilot Point for filming several scenes in his movie "Bonnie and Clyde". Since then, the legend surrounding the notorious couple and their relationship to Pilot Point has grown. The festival will feature a re-enactment of the bank robbery at the Farmer's and Merchants Bank, a Model A auto parade, local agriculture demonstrations, along with movies, music and local crafts. Everyone is encouraged to come in costume and dress in Depression era clothing and a costume contest will be held.

SUMMER DOESN'T HAVE TO END! Your Bright Team - Summer is winding down and it's time for the kids to prepare to return to school in North Texas.  School clothes, supplies and backpacks are now on the shopping lists (don't forget the Texas Tax Free Weekend August 20-22!) and the little ones are abuzz with a mixture of excitement and perhaps a bit of disappointment. No more time for outings to the Lake with the kids. Vacation time is over and you need to turn your family focus to work and school. Right?

 

Not necessarily...

 

Not only does an amazing educational opportunity for your children lie just north of the metroplex but it just so happens to be situated in a land of rolling hillsides, historic horse country and fabulous recreational lakes.

 

Most schools in the Denton, Sanger, Aubrey, and Pilot Point Independent School Districts, will begin their academic year on August 23 - just around the corner.  And if last year is any indication, great things are in store!

 

For 2010, Denton ISD was a Texas Education Agency "Recognized" school district. Each and every school in Denton ISD received at least Academically Acceptable ratings with thirteen of thirty two schools receiving an unbeatable "Exemplary" rating. Sanger is also a "Recognized" district with two of seven schools being granted "Exemplary" status and the rest "Recognized".  Pilot Point received the same overall rating with all schools rated "Recognized" and one "Exemplary". Not to be outdone, Aubrey ISD was also "Recognized" with three of its four schools receiving the highest rating of "Exemplary"!

 

What does this mean for your children attending these schools? It means that the Texas Education Association has determined that these schools are providing exceptional education by measuring three categories - overall success rates on the TAKS test, percentage of students completing their grade, and dropout rate. To receive an "Exemplary" rating for instance, a school must have an overall student average of 90% for each TAKS subject, 95% completion rate and no more than a 1.8% drop out rate (more information on these ratings is available at  http://ritter.tea.state.tx.us/).

June 12 the Johnson Branch of Lake Ray Robert will provide a "Benthic Exlporation" as part of its Kids N Nature series. Families will learn all about animals and plants that live at the bottom of a sea, lake, or deep river. Hands on activities include studying aquatic insects under a microscope. On June 26th from 8 to 10 PM, the Texas Parks and Wildlife Park Ranger program will present a discussion on the North American Coyote. Immediately following the discussion, you can accompany the rangers on a walk in the park in the cool night air. Keep a sharp eye out for your canine friends and an ear to the wind for their haunting howls!
 
The Pilot Point community also has some fabulous summer entertainment to offer in their growing downtown district. Originally built in 1894, historic the Pilot Point Community Opera House is being restored and renovated by a grassroots movement. The venue will host local musicians, actors, artists, and more as they continue to refine the 100 year old building and return it to its former glory. Saturday, June 19th, join them at the Pilot Point Opera House located at 110 South Washington Street in downtown Pilot Point for a musical Juneteenth Blues Celebration. This special event will feature the musical stylings of Texas Slim and the Love Machine with special guest Pops Carter. Admission is FREE up until 7pm, so get there early! (Admission $7 at the door after 7pm.)

MAY EVENTS AT LAKE RAY ROBERTS

Every Saturday guests at the Lake Ray Roberts Johnson Branch can participate in Vanishing Prairie Trail guided hikes. This well marked half-mile trail provides detailed information about the plants and wildlife that make up the prairies of Denton County Ranch Land and that are living around the lake.

May 8th from 8 am to 12 pm the Lake Ray Roberts Johnson Branch will host their "Fish On" angler's school. Catch your limit of fish in the lake and learn from North Texas anglers just how to do it! Tackle and bait are provided and you are welcome to bring your own. "Go Fish!", a separate event, is provided just for families with children under 5 and a free hot dog lunch will be provided.

Fishing not your thing? How about family fun with...bugs! On May 15, the Kids N Nature program will be offering a class on butterflies perfect for the little ones. Learning about butterflies, creating crafts and hiking the Vanishing Prairie Trail on a search for butterflies are centerpieces of this educational event. The event takes place from 9-11 a.m. and registration is required (call 940-637-2294 for more information). An additional educational talk about the "Creepie Crawlies" of Denton County Ranch Land will take place on May 22, 2010 from 7 to 8 p.m. Park Rangers will discuss the hazards and benefits insects provide to us all during this informative lecture.
